What You Need To Know About Staging Your Home For Sale

There are so many ways to stage a home, but every realtor has their favourite approach.

With the Rufo Real Estate Team, our staging and marketing teams work together to add a wealth of style, inspiration, and character into every home that we put on the market.

That’s right—there’s a lot of work that happens behind the scenes before any property is listed on the market. Our real estate team will create an effective and robust marketing strategy that will help your home sell quickly, at the best price, in the least amount of time with minimal hassle. We make success simple.

That strategy always includes our unique, vibrant in-house home staging and preparation service.

We often tell our seller clients to imagine if we took everything out of their home and only replaced the items that really work in the space, to show their home at its best. It’s like starting with a blank, fresh canvas.

This isn’t always possible, but that extreme image helps set the goal.

Making Home Staging Simple

The first impression is the most important one.

Curb appeal is vital to attracting buyers. The exterior of your home will impact the first impression buyers get of your property, and will influence their interest in viewing the interior of the home.

  • Your front yard should have neatly trimmed bushes, hedges and trees, mulched beds, and a weeded and properly maintained lawn.

  • Make your front porch or entryway more inviting by adding some comfortable outdoor furniture.

  • For the spring, summer, and fall seasons you can plant some attractive annuals or perennials in flowerbeds.

  • During the winter season, add large containers of decorative plants on your front porch or entryway or an attractive seasonal wreath on your front door.

Depersonalize, Clean, and De-Clutter

Depersonalizing your home is one of the most important and often overlooked steps in the home staging process. You need to create an inviting and neutral feel. A home that allows a potential buyer to imagine themselves living in your house.

  • Remove any objects that convey strong political or religious beliefs.

  • Keep your home décor neutral: remove all sentimental items such as trophies and souvenirs, family heirlooms, certificates, and exotic art pieces.

  • Declutter and clean your entire home both inside and outside. Focus on the kitchen, bathrooms, and floor.

  • Keep closets tidy and only about 25-50% full.

  • Clear your entryway of anything not being used daily.

  • Consider renting a storage unit to temporarily store your personal items.

  • Remove all kids and pet toys before any home showings.

  • Air-out your home before viewings to eliminate any pet, smoke, or cooking odours.

Then, start bringing the furniture back.

Use Furniture To Set The Stage

With the house as a blank, clean slate, we can begin setting the furniture in place to create the optimal showing experience for your buyers.

  • Each room in your home should look inviting, roomy and warm.

  • Living room furniture should be arranged symmetrically to create inviting seating. Symmetrical arrangements will open space and make it seem roomier.

  • Create clean lines and arrange furniture in each room around a central focal point.

  • Furniture should be floating away from walls.

  • Remove extra furniture that makes a space look small and cluttered. If people have to walk around or dodge furniture they will subconsciously feel the room is smaller. We don’t want that!

  • Remove pieces of furniture that block entrances, hallways or traffic areas.

  • Decorate the coffee table with magazines, books, a vase of fresh flowers, or a few small candles.

  • Add a throw blanket to a couch for a relaxed, lived-in feel.

  • Cushions help pull it all together and will add pizazz to your décor.

  • Set the dining room table with attractive linens and dishes.

Create A Buying Mood

Baking bread or a pie before a showing has become a cliché in our business. That doesn’t mean it doesn’t work. For open houses, a few last-minute subtle touches that can bring it all home.

  • Light a few safe candles for visual warmth and atmosphere, but don’t overdo it with scented candles.

  • Turn on all lamps and light fixtures.

  • Arrange and fluff throws and cushions.

  • Check plants and art for position and balance.

  • One last check for toys, dirty dishes, laundry, pet hair, and odours. Air freshener sprays can be your best friend before a showing.

  • Your home should look exactly like it does in the professional photos we stage and put online.
